We want you to have a comfortable and enjoyable stay and ask that you please respect our home and neighborhood. Any violation of our house rules or manual will result in immediate termination of your booking without refund. Please review these house rules prior to arrival for a smooth check-in process. This house has a septic tank and only toilet paper can be flushed. Anything else that is flushed (feminine hygiene products, baby wipes, and contraceptives) can cause the pipes to clog. Please throw everything but toilet paper in the bathroom trash cans. Thank you! Prohibited Items: The use of fireworks, firearms, illegal drugs, and hazardous materials is strictly prohibited on the property. Security Measures: Lock all doors and windows when leaving the property to ensure security. The owner is not responsible for any loss or damage to guests’ personal belongings. Event Policy: Events are not allowed without prior approval. If you’re planning an event, please contact us before booking to discuss details. Additional event and cleaning fees will apply. Smoking Policy: Smoking is strictly prohibited indoors and in the backyard. If you absolutely must smoke, please do so only in the driveway away from the house and properly dispose of cigarette butts. Smoking on balconies is not allowed, as smoke can drift inside. An additional cleaning fee will be charged if smoke odor, stains, or burns are detected. 🐾 Pet Policy Pets are permitted only if added to the reservation, and a pet cleaning fee will apply. Hot Tub Rules: ⭐ We have an outdoor hot tub available for your use. Please note that this will be cold on your arrival and takes a few hours to heat to the optimal temperature. If you want to use it, please ensure you turn it on by 4pm or when you arrive. ⭐ When you have finished using it, please turn it off for efficiency when you checkout. Please also pay special attention to the hot tub safety rules below:  Hot Tub Safety Rules ⭐ To ensure a safe and enjoyable experience, please follow these hot tub safety rules during your stay: ⭐ Shower Before Entering: Please shower before using the hot tub to help keep the water clean. ⭐ No Glass: Do not bring glassware into or near the hot tub area to prevent breakage and injury. Sauna Rules There is an enclosed sauna upstairs, located in the hallway between the bedroom and the loft living room. We hope you enjoy using it during your stay! Here are a few guidelines to ensure a safe and relaxing experience: Usage Guidelines: ⭐ Preheat: Allow the sauna to preheat to your desired temperature. This usually takes about 30-40 minutes. ⭐ Temperature: The sauna is most effective between 150°F and 195°F (65°C and 90°C). Adjust to your comfort level. ⭐ Timing: Limit your sauna sessions to 15-20 minutes to avoid overheating. Safety: ⭐ Stay Hydrated: Drink plenty of water before and after using the sauna to stay hydrated. ⭐ Cool Down: Take a cool shower or rest for at least 10 minutes after your session to let your body adjust. ⭐ Health Conditions: If you have any medical conditions or are pregnant, please consult a doctor before using the sauna. ⭐ Never Sleep Inside: Do not fall asleep in the sauna. We strive to disclose everything about this home so that each guest can have accurate expectations. Below is a list of unique and unusual aspects of the property: Sauna Location: There is an enclosed sauna upstairs, located in the hallway outside the master bedroom. It’s a great amenity for relaxation. Water Our home boasts incredible-tasting water from our own well. It's cold and refreshing, and we believe it's some of the best water we've ever tasted. We have the largest well pump available to provide maximum water pressure. Running two showers simultaneously may result in a slight decrease in water pressure, but the well water's quality makes up for it. Wildlife You might often see deer and occasionally elk around the property. In the 8 years we've lived here, we have never had visits from predators such as mountain lions or bears. Occasionally, raccoons and skunks may come around if there’s food left outside. Bugs and Pests ⭐ The house is treated monthly for pests both inside and outside. During the summer, particularly after a few days of rain, there may be some mosquitoes. The proximity to the lake means there are almost always a few mosquitoes around during the warm months, but nothing that has ever caused significant problems at our house. ⭐ Each fall, there is a large hatch of box elder bugs in the Heber Valley, typically starting in early October and lasting through most of November. They don’t bite but can be a nuisance. No amount of pest control can keep these bugs away if doors are left open. They are not dangerous but can be annoying for about 6 weeks. We see a few throughout the summer, but the big hatch comes every fall. WiFi Due to the location of the home, Utah Broadband is the only local internet service available. It’s decent—I worked from home for the last 6 years using it—but it’s not as fast as fiber or cable. DSL is not an option for us. We ran multiple TVs at once and I made countless Zoom calls using Utah Broadband. Currently, download speeds test at 30 Mbps and upload speed at 8 Mbps. Occasionally, speeds may slow, and a call to Utah Broadband usually resolves this. Please let me know if you have any issues with the internet. Busy Road The house is located next to a busy road. When we considered buying this house, we contemplated whether we would be comfortable living next to a busy road. The trade-off was an incredible view. We decided it was worth it and bought the home in 2015. One of the first improvements we made was replacing the older windows with new ones that greatly reduce the road noise inside the house. It made a tremendous difference, and you will find it much quieter inside. Despite the busy road, we felt fairly secluded in this home. It was nice not having close neighbors, and although there are constantly cars driving past, we always felt we had a lot of privacy. The town of Charleston is know for its quaint farm life atmosphere and lakeside access. We boast a local chocolate factory, Ritual Chocolate, accompanied by its small town cafe, and a take and bake pie shop called June Pies. During the summer, Dock of the Bay, located less than a mile from our house, is the ideal location for a day on the lake. They have jet ski and boat rentals along with the Lake House, an exquisite restaurant, available to enhance your water play experience. Midway is home to fabulous boutique shopping and high quality, locally owned and operated restaurants and eateries. Our favorites include; The Blue Boar Inn, Midway Mercantile, and Lola's Street Kitchen. With its Swiss settler history, Midway is sprinkled with charm and magic only rivaled by the Swiss alps themselves. If you're looking for beauty, Cascade Springs is a short 20 minute drive up dirt roads. There you can enjoy hundreds of mini waterfalls dancing down the hillside into small reflecting pools. It is the perfect place for a relaxing stroll along boardwalk pathways through the best nature has to offer. This is a great place to enjoy the fresh air, wildlife, and incredible foliage in the Autumn. Our spacious property is located 30 minutes from Park City and all of the world class ski resorts that call our mountains home, along with its one-of-a-kind high-end boutique shopping and its elevated country resort type of night life. A 15 minute drive down the canyon will find you minutes from Sundance Resort with skiing in the winter, outdoor theatre in the summer, along with year round spas and restaurants. They have mountain biking, full moon chairlift rides and a beautiful waterfall hike, to top it off. Heber is only a 4 minute drive from our location and is home to our favorite restaurant, The Hub, where you will experience small town hospitality with a foodie approved atmosphere and the highest quality of eats around. It truly is a staple in the heart of every local, because of the people that work there, the location's history and the many memories made under their roof. The town also has an aquatic center, a small hometown movie theater, and some great boutique shopping. You really will be in the middle of it all, while still being removed enough to avoid the hustle and bustle the "busy season" can create.

We recommend renting a car with All Wheel/ Four Wheel drive if you're coming in the winter or wanted to do any off road exploring in the summer. We have a steep paved driveway and a contract with a local snow removal company that will come plow once a day if snow accumulation becomes a problem. We recommend using Uber or Lyft if you're not wanting to drive yourself. There are also numerous shuttle services to and from the Salt Lake Airport, if desired. The property itself has ample free parking for multiple vehicles as well as boat or trailer parking.
